This picture shows a sample of the common types of wires seen in residential homes. Let’s summarize the data in an easier to understand format and take a look line by line looking at the wires pictured above from top to bottom: AWG This stands for American Wire Gauge and is a standard designation in North America. It is important to note that the smaller the number, the LARGER the wire and its carrying capacity. Type There are two types visible in the photo: NM and BX. NM stands for Non-Metallic and is frequently referred to by a brand name called Romex. BX (or B experimental. Long story…..) is otherwise known as Armour Coated wire and while more expensive is great at providing protection against mechanical damage. Conductors You might see wires referred to as “14/2” or “12/3”. This is a measure of the gauge and the total number of wires (ignoring the ground wire). At least one conductor is always a hot wire, but the second wire is not necessarily a neutral, even though a circuit needs a neutral to complete the circuit. Yes, on the surface that makes no sense, but we’ll get to that! Hey, That is Way Too Abstract! You are probably thinking that you are just an everyday homeowner and not looking to become a master electrician. Fair enough, so let’s spell out in plain English what these various wires are used for. 1)This is a low-capacity wire that is usually for electronics or extension cords. It can be used to power small loads, such as lighting. 2)This is a #14 (very common) wire that has 3 conductors. Two common uses are for 3-way lighting switches and split receptacles, where for example a light switch can turn off just one half of a wall outlet. 3)This is an armour coated BX wire that, in our home is used to power our electric water heater. Since it runs on 240V using both hot lines entering a home, it needs two hot wires (red and black) but since it does not need 120V power the two hots can alternate acting as a neutral. This is why I keep repeating to LEAVE ELECTRICAL WORK TO ELECTRICIANS! 4)Used for 20amp circuits, seen in modern kitchens, which thanks to changes in electrical codes are far more common than in the past. 5)Similar to #3 except it has a plastic rather than a metal cover. Our home uses this type of wire for baseboard heaters. 6)This 10/3 is usually used for dryers and air conditioners. Since a dryer has 120V components, it requires a separate neutral. My purpose was not to confuse or overwhelm but rather to show you why it is so important to always hire an electrician to modify an electrical system, no matter how minor. Too small a wire can easily lead to a fire (the circuit breaker or fuse provides no protection against this) and while too large is generally okay, it is a waste of money and can be difficult to connect. A Final Note I occasionally see extension cords being used as a substitute for permanent wiring in homes that do not have enough receptacles. I cannot emphasize enough that this is a dangerous practice that can lead to a fire, especially if it is buried under a carpet or rug. These type of cords are not designed for more than a month's use and the buildup of heat can easily start a fire. The same principle applies to Christmas lights and why I use them exclusively in the month of December. Being a homeowner can mean having to make many large financial decisions even after the home has been purchased and the closing costs have finally been paid off. One such major expense I see more homeowners making is installing heat pumps, in particular retrofitting older homes with a ductless mini split system. We completed this task on our home in the winter of 2020 and you may be wondering if it was worth it? My answer is simple: YES!
Let me first mention the drawback, and it is a big one. Costs can vary but $10,000 is a good ballpark estimate for installing a mini-split system. While financing options are available and these units more than make up for it over time in energy savings there is no getting around the fact a significant upfront investment is involved. They are also not very attractive to a home’s decor (some recent models, however, look just like artwork on a wall) and while I have no issue with its appearance, others may not feel the same. As for the benefits, they are many and here are just a few: Reduction in Heating Bills The most obvious benefit can be seen in your heating bills, especially if you have an all-electric heating system like we did. Even considering that 2020 was the first winter we had a baby in the home and subsequently turned the heat up all day long, our power bill still dropped by almost 40% during the coldest months! Even in the summer we only went up about 15% and considering the incredible difference in comfort that was a price well worth paying. Given how energy costs are rapidly rising this is also a good buffer against sharp price increases. Can Run Dual Heating & Cooling Duty Heat pumps are basically Air Conditioners (or Refrigerators) that can be run in reverse, where the two heat exchangers switch between acting as an evaporator and condenser as the season (or in Nova Scotia, day) changes. As a result, they provide year-round comfort on even the coldest days. Even on those crazy weather days where we go from cold to hot to cold again, they can seamlessly switch between heating and cooling automatically and efficiently. As the name implies, ductless mini-splits do not use air ducts as working with existing ductwork is usually difficult due to density differences between hot and cold air. Side note: I once took a course on air system design and let’s just say it’s best to leave it to the pros! If there is room in the electrical panel then no complicated electrical work is necessary. Even the large amount of moisture removed by the system in the summertime usually drains outside without the need of a drain pan or other maintenance. Easy to Maintain While I always recommend an annual checkup by a qualified HVAC (Heating, Ventilation & Air Conditioning) technician, the only maintenance required by homeowners is to regularly clean/change the filters and keep snow and other debris away from the outside unit. Quiet Like any appliance with a compressor, heat pumps make varying levels of noise. However, it is almost exclusively made outdoors, well away from the inside of the home. The noise level is comparable to a fan on the lowest setting most of the time and even at its worst it is barely noticeable. The biggest myth I see about heat pumps is that they are not suitable for cold weather. The fact is some units can operate efficiently right down to about -26C/15F, which is more than adequate for even the coldest days in our Nova Scotia climate. Heat pump technology has grown by leaps and bounds in the last decade and will likely only improve over time. Do I recommend getting a heat pump installed if reasonably possible? You bet! If you ever do research on how to become a home inspector or what makes a great home inspector, you will find lots of information on the benefits of having things like a construction, engineering or trades background or a strong eye for detail. One thing that rarely is discussed is the importance of communication: not only to explain potential issues we find but to put them into the proper context using our skills and knowledge. Here are some examples of statements that are 100% true, yet are very misleading:
Electric Heating is 100% Efficient No high efficiency furnace or boiler can compete with electric heat, but this ignores the simple fact that electricity is usually produced by generators which are about 30% efficient. Overall, electric heating is the most inefficient and expensive way to heat a home. Electrical Heating is the Most Inefficient and Expensive Way to Heat a Home Again, this is correct on the surface but is misleading. There are a few advantages of electric heat: no oil or propane tanks are needed, they are easy and inexpensive to install, and they can be relatively easily added to cold areas of a home. They are also great for distant areas where heat is only needed sparingly, such as in a garage or workshop. In short, all heating sources have advantages and disadvantages and that is why there are so many different examples seen in homes. Radon is a Radioactive, Tasteless, Odourless Gas That is Everywhere and There is No Safe Limit You can also substitute "Carbon Monoxide” and this statement would again be true but misleading. Every single home has radon and while there is no agreed safe limit the Canadian guideline is 200 becquerels per cubic metre (200 Bq/m3) and no action is recommended unless the long-term levels in your home exceed this. I have discussed this in depth in a previous blog post, but the bottom line is radon can indeed be dangerous but, in many cases, it is not a concern. Inside Edge Home Inspections Ltd.
